Voorhees Residents Concerned Over Carriage House Redevelopment and Traffic Issues
- Meeting Overview:
At the recent Voorhees Town Council meeting, concerns were voiced by residents regarding the proposed redevelopment of the Carriage House property on Gibbsboro Road and the potential impact on local traffic and community safety. The council also addressed several ordinances and resolutions, including pedestrian improvements and financial reports, while community groups highlighted upcoming events.
The discussion surrounding the redevelopment of the former Carriage House property emerged as a focal point of the meeting. Residents expressed alarm over plans to build a 77-unit apartment complex, fearing increased traffic congestion on an already busy two-lane road lacking traffic lights. Ed Keller, a resident, described the proposed development as a “monstrosity,” citing concerns for children’s safety on bicycles and the potential addition of “another 100 cars” to the area. The planning board meeting initially scheduled to address this project was canceled due to a religious holiday, leaving residents anxious about rescheduling and the lack of opportunity for public input.
Further complicating matters, residents noted the property’s sale below its listing price and subsequent neglect by the new owner. Previously a hub for community events, the Carriage House now shows signs of decay, raising questions about its designation as a redevelopment site and potential impacts on local property values. The presence of an American bald eagle nest nearby also sparked environmental concerns, with residents urging the township to ensure rigorous environmental assessments before proceeding with development.
Rosanna Mosson, another resident, opposed a proposed waiver for an environmental impact study, highlighting risks to the eagle nest and stormwater runoff potentially polluting Kirkwood Lake. She argued that the apartment complex’s density would disrupt neighborhood dynamics, advocating for adherence to the same environmental scrutiny applied to other local projects.
Kathy Elely, a lifelong Kirkwood resident, echoed traffic concerns, citing frequent accidents at the Burton and Gibsboro Road intersection and criticizing the lack of police presence to address speeding. Despite some safety improvements, including a blinking light installation, Elely lamented Kirkwood’s commercialization and the encroachment of developments on the community’s identity.
Community feedback underscored frustrations about insufficient sidewalks and the disruption of Kirkwood’s character by new developments. Residents emphasized the need for the council to recognize Kirkwood’s unique identity and preserve it amidst changes. A council member explained that traffic issues typically require input from traffic engineers during project reviews and suggested appointing a Kirkwood representative to keep the community informed about planning board meetings.
In addition to redevelopment concerns, the meeting addressed various ordinances and resolutions. The council approved several ordinances related to affordable housing and memorialized executive sessions from prior meetings. Notably, a contract with Lexa Concrete LLC was authorized for pedestrian and bike lane improvements, enhancing access to the PATCO station for $57,840. Financial reports, including the registers report for April, May, and June 2025, were also approved without opposition.
Amidst discussions of redevelopment and ordinances, community organizations contributed updates on local initiatives. Representatives from the Voorhees Gibbsboro Lions Club highlighted service projects, including meal provisions and vision screenings, inviting participation in upcoming events such as a dine-and-donate fundraiser and a domestic violence awareness walk.
