State law now mandates towns to allow ADUs by right, enabling owners to create and rent accessory apartments without special permits while adhering to standard requirements like septic regulations. The discussion noted that the new regulations no longer require the primary owner to reside on the property, potentially leading to multiple rental units on smaller lots. The board discussed size restrictions for ADUs, which should not exceed 900 square feet or be larger than half the size of the main house.
