Winter Haven Advances Rezoning for New Automotive Dealership on US Highway 27
- Meeting Overview:
The Winter Haven Planning Board has recommended approval for a rezoning request that would facilitate the development of an automotive dealership and several commercial retail outlets at the intersection of Cypress Gardens Boulevard and US Highway 27. The proposed rezoning, requested by Timothy F. Campbell, seeks to change a portion of the parcel from a planned unit development (PUD) zoning district to commercial highway (C3) and conservation (CN) zoning districts, covering approximately 26.64 acres.
The site in question is currently designated as a regional mixed-use hub with conservation areas along the Peace Creek Canal. The rezoning would align with the property’s location along a major arterial highway corridor, which supports commercial development. The Planning Board’s recommendation for approval, based on staff’s analysis, noted that the proposed changes are consistent with the area’s development pattern and the future land use designation.
During the public hearing, Tim Campbell, representing the applicant, highlighted that the rezoning would cater to current market demands by accommodating commercial retail use instead of multifamily residential units, which are already abundant in Winter Haven. The new development is expected to generate less traffic impact, a significant consideration given the area’s existing road infrastructure challenges.
The board’s decision now moves to the city commission for final approval. If granted, the development will proceed with plans for an interconnected access to US Highway 27 and Cypress Gardens Boulevard, including potential for a new traffic signal to ease entry to the site.
