Princeton Zoning Board Approves Variances for Residential Renovations and Deck Construction

In a recent meeting, the Princeton Zoning Board approved two applications that involved variance requests for residential property renovations. The first application, which garnered much attention, was for a variance to construct a deck on Lee Avenue, located within the historic Witherspoon Jackson district. The second application approved was for property renovations on Mount Lucas Road, aimed at modernizing the home while accommodating an accessory dwelling unit (ADU) for the applicant’s mother.
The Lee Avenue application, presented by Wendy and Paul Colano, involved a request for a C1 variance and historic preservation plan approval. The proposed project was to construct an 8 by 11 square foot deck in the rear of the house, which would encroach into the side yard setbacks. The lot itself was non-compliant with the required 6,000 square feet area and the required 60 feet lot width, measuring only 212 feet in width. Moreover, the house did not comply with the 4.5 to 1 required height to setback ratio and side yard setback requirements. Despite these challenges, the Historic Preservation Commission (HPC) had reviewed the application and found no objection to the proposed rear deck, as it would be minimally visible from the public right of way. The HPC also appreciated the applicant’s initiative to improve and extend the shared driveway to the parking area. During the discussion, the board inquired about the shared driveway arrangements and the surface material to be used, to which Mrs. Colano clarified that a written easement agreement was in place with the neighbor, and they planned to use pavers to replace the rough asphalt driveway. The board approved the application after deliberation, with the majority voting in favor.
The Mount Lucas Road application, discussed in detail by the board, required variances for the principal dwelling, deck, front porch, new addition, rear deck, and parking spaces. The applicant had re-noticed for the meeting. The zoning officer confirmed that all the paperwork for the application was in order. However, it was noted that two members who were not present at the initial hearing would not be able to vote unless they had listened to the previous hearing. The applicant presented a summary of the requested variances, which included a thorough discussion about the setbacks and parking requirements. The board members asked clarifying questions, with particular attention to the front yard setback and parking along the existing driveway. After ensuring that the parking would suffice for the additional dwelling, the board members expressed their support for the application’s goal to modernize the property and provide a comfortable living space for the applicant’s mother. The board approved the variance request, commending the applicant for the renovation’s thoughtful approach and minimal impact on the property’s existing structure.
Earlier in the meeting, the board underwent a reorganization. Steven Cohen was nominated and reappointed as the chairperson, while Stephen Schreiber was reappointed as the vice-chair. Additionally, Karen Casey was reappointed as the board’s attorney, and Claudia Ceballos continued as the secretary. The board proceeded to discuss and vote on five resolutions, approving all after some minor corrections. The process of the meeting followed standard procedures, including swearing in participants, presenting applications, and voting, with the board concluding the session by approving both applications discussed.
