The attorney representing Verizon Wireless presented the application, citing federal law and responding to the board’s inquiries about the original antenna placement, the proposed height increase, and regulatory compliance reports. After a detailed review, the board approved the application.
Another major discussion point was the application by HC Enterprises Inc. for the construction of a new single-family home on a vacant lot on River Road. The lot required dimensional relief for its width and a front yard variance for the frontage on Kroger Lane. The attorney for HC Enterprises Inc. proposed a compromise on the size of the front porch to mitigate the setback issue, which the board considered carefully along with the engineer’s details about the lot’s zoning and constraints. After thorough deliberation, the board approved the application, taking into account the proposed compromise and its implications for the property.
The board also addressed residential concerns about fencing. One such application was from David Richardson, who sought to erect a fence alongside his garage to address backyard visibility issues. The board reviewed staff recommendations and discussed compliance with property boundaries before approving Richardson’s application with conditions for the fence’s placement and installation timeframe.
Similarly, the board considered an application for the installation of a fence to protect children while playing outside. The board and the applicant discussed the height and design, with the board recommending a 4-foot, 50% open fence as a viable option. Despite the applicant’s concerns about safety and privacy, the board suggested further discussions with the planning department to reach a solution that balanced safety with aesthetic considerations.
An application from the OA family also came under consideration for a minor encroachment of their HVAC system into the side yard setback. After an explanation from the family’s attorney and acknowledgment of the inadvertent encroachment, the board approved the application with the stipulation that a screening installation timeframe be specified.
Concerns regarding a new building project were raised during the review of Arvind Patel’s application to build a single-family home on a lot that does not front on a street. The board noted the need for additional information, including a letter from the Fire official and permits for building near a stream. The discrepancies in lot coverage calculations were also highlighted, prompting a decision to carry the matter to the July meeting to allow time for the applicant to provide the necessary documentation.
Additionally, the meeting resolved technical matters, with the board approving resolutions related to applications from Rald Roso, Mustafa Chala, and Nbad D1 LLC. The board also adopted the minutes from the previous meeting.
Despite encountering audio issues and technical difficulties, the board members maintained a detailed and systematic approach throughout the meeting.
