- Meeting Overview:
In a recent meeting of the Madeira Beach Special Magistrate, one notable issue centered on a property at 3141 129th Avenue, which is facing severe health and life safety violations. The property, owned by Paradox LLC, has been the subject of scrutiny after not responding to a courtesy notice of code violation issued on November 1, 2023. The city officials have since taken a firm stance, requesting the demolition of the property and proposing a daily fine of $250 for non-compliance after a 30-day period.
During the hearing, Grace Mills, a code compliance officer, provided testimony about the numerous violations at the property and the subsequent failure of the owner to communicate with the city following the initial notice. The building official confirmed that at the time of the hearing, the property was unoccupied and needed to be demolished. The potential for Paradox LLC to demolish and possibly rehabilitate a portion of the property for rental purposes was mentioned by the Community Development engineer, yet no definitive plans or actions had been taken by the owner.
The city’s request for a daily fine should the property not be brought into compliance within the stipulated time frame underscored the urgency and severity of the situation. This measure is seen as a deterrent to further neglect and a motivator for the property owner to take immediate action to address the violations cited by the city.
The rest of the meeting involved less critical cases, with one being removed from the agenda as the property had been brought into compliance shortly before the hearing. Another case was deferred due to an issue with the code notice that needed rectification. A motion for an extension of time regarding a property that had not been brought into compliance for about eight months was discussed, with the property owner citing an ordinance change related to outdoor kitchens. However, the city did not agree to revise the compliance date. In another case, the city had no objections to a motion for extension of time being carried over to the next meeting.
The meeting did not involve any other matters.
