Jersey City Historic Preservation Commission Rejects Demolition of Mid-Century Union Hall
- Meeting Overview:
The Jersey City Historic Preservation Commission denied a demolition application for a mid-century union hall on Central Avenue and approved a certificate of appropriateness for the adaptive reuse of the former North Baptist Church. The commission also scrutinized plans for a rooftop deck in the Vanvor Park Historic District, while discussions on the architectural integrity of 37 Emory Street concluded with a recommendation against its demolition.
The commission’s decision to deny the demolition application for a property on Central Avenue, a 1959 union hall for the American Federation of Musicians, highlighted the building’s unique historical and architectural significance. Located at the northwest corner of Waverly Street and Central Avenue in the Heights, the structure is recognized for its vernacular modern style and its connection to the city’s immigrant communities, particularly Italian and Puerto Rican groups. The building’s ribbon windows and minimal ornamentation reflect the mid-century design elements that are increasingly rare in Jersey City.
The meeting also addressed the adaptive reuse of the former North Baptist Church on Jersey Avenue in the Haramus Cove Historic District. The project, represented by Attorney Robert Verbello, seeks to transform the historic structure into a 14-unit residential building. Manny Pereira, an architect from Pedas Architects, detailed the design process, emphasizing adherence to the Secretary of the Interior standards for rehabilitation. The project aims to stabilize and restore existing structures while reconstructing lost elements in a manner compatible with the original church’s character.
The commission’s dialogue with the project team accentuated the balance between maintaining historical integrity and introducing modern architectural elements. Concerns about glazing and material selection were thoroughly discussed, with a focus on ensuring that contemporary sections do not detract from the historic character. The commission unanimously approved the certificate of appropriateness with conditions, and the project will proceed to the zoning board for further evaluation.
Another agenda item involved a proposal for a rooftop deck on Veric Street in the Vanvor Park Historic District. Applicant Jeff Jordan, representing owner Zayn Kusro, sought a certificate of appropriateness for the construction of a rooftop deck and bulkhead on an Italianate rowhouse from circa 1870. Jordan assured the commission that the deck would not be visible from the public right-of-way. The commission, after confirming the visibility aspects and alignment with previous approvals, voted unanimously in favor of the proposal.
The commission further discussed the demolition application for a property on Emory Street, a colonial revival-style property built around 1870 within the Bergen Hill historic district. The property, associated with William Drayton, a notable figure in Jersey City’s history, retains its historical significance despite modifications. The commission recognized the property’s architectural features and historical context, leading to a motion to deny the demolition application, similar to the decision for a property on Central Avenue.
