Concerns were raised over construction code violations, particularly at the school, where non-compliant electrical work needed complete redress.
The board explored the redevelopment criteria, emphasizing the poor condition and significant vacancy rates of the properties. Members discussed the site’s longstanding issues, with one member recalling the former school’s nostalgic value. However, there was a consensus on the necessity of demolition to facilitate redevelopment. The board unanimously agreed to recommend the area as a non-condemnation redevelopment zone, allowing for diverse development options and the potential revitalization of the community.
The meeting also included a detailed review of a site plan application by Brigadier LLC for a convenience store on Stelton Road. This location, previously occupied by Forever Flowers, presented several zoning challenges due to historical conditions. Bob Smith, representing Brigadier LLC, outlined the variances requested, which included deficiencies in lot area, setbacks, and parking configurations. The plan proposed maintaining the existing building structure with minor interior modifications to accommodate a Krauszer’s convenience store. The strategic location along Stelton Road was highlighted as advantageous for visibility and access.
Concerns were raised about potential traffic and parking issues due to deliveries. The applicant clarified that deliveries would involve smaller trucks, with an arrangement for parking on a side street to minimize disruption. The board members deliberated on the implications of the requested variances.
Further, the Planning Board reviewed a supplementary site plan concerning parking improvements and other infrastructural elements. James Mastronardy, a professional engineer and planner, detailed the proposal to relocate problematic parking spaces to improve safety and layout. The plan included a dumpster enclosure and additional landscaping to enhance the property’s appearance. Mastronardy reassured the board that the variances sought were necessary to address existing conditions without detracting from public welfare or the municipal zoning plan.
The board considered suggestions to adjust parking space widths to avoid encroachment on public right-of-way. The session concluded with unanimous approval of the application, incorporating recommended revisions.
