Alexandria’s architect, Jeffrey Man, explained the technical aspects of the expansion, noting the need for variances related to sideyard setbacks, building coverage, and lot coverage. The proposed addition included a 4×4 platform, which prompted discussions about its impact on overall lot coverage. The application also involved reducing impervious coverage by removing part of the driveway, which the engineering department confirmed would not adversely affect drainage.
Board members engaged in a review of the proposal’s compliance with zoning ordinances, including section 430-10i, which addresses platform and deck coverage. Despite initial confusion over the necessity of a variance for the platform, the board’s attorney highlighted a minimal increase in open deck coverage. After consulting on calculations and compliance, the board appeared inclined to grant the variances, considering the plan’s practical implications and Alexandria’s long-standing residence.
The board unanimously approved the resolution for the one-story addition, acknowledging the proposal’s alignment with community standards and the applicant’s efforts to address zoning concerns.
Another noteworthy application involved the construction of a new single-family dwelling on Oak Ridge Road. Attorney Richard Koka represented the applicant, Thomas Wall, who sought several variances for lot area, lot width, and building coverage due to the property’s size constraints. The proposed home design exceeded the building coverage limit slightly, primarily because of overhangs. The board scrutinized the attic space intended for an office and exercise room.
Following careful deliberation, the board approved the application with a stipulation on the attic’s dimensions, emphasizing the dwelling’s potential to enhance neighborhood aesthetics.
The meeting also addressed less complex applications, including the installation of a new air conditioning unit on an existing pad and the replacement of a chain link fence with a PVC fence on a corner lot. These applications were swiftly approved.
