Additionally, a verbal agreement with a neighboring property was mentioned to provide overflow parking, with a board member suggesting that a written agreement be secured for record-keeping.
Security and event management were also heavily scrutinized. The applicant committed to hiring off-duty police officers for security during events, alongside private security. Security cameras would be installed to retain footage for a specified duration. The board attorney emphasized the necessity of a comprehensive security plan for police review well ahead of any events to prevent last-minute arrangements. The plan should detail the threshold for hiring police security based on the number of attendees.
In testimony, the applicant outlined that events would have a maximum capacity of 150 attendees. Alcohol policies were clarified, stating that patrons are prohibited from bringing their own alcohol, which must instead be purchased from the venue and served by licensed bartenders. The bartenders are responsible for checking IDs and monitoring for intoxication. There would be no cooking on-site; instead, caterers would deliver prepared food, using the kitchen only for prep work.
The venue’s operational protocols include an employee responsible for monitoring event timings, with reminders provided to guests as closing time approaches. For events without alcohol, such as sweet sixteen parties, the bar will remain closed to mitigate underage drinking risks. It was confirmed that all events would be private, with measures in place to prevent uninvited guests from entering.
The board inquired about the venue’s layout, noting that the applicant also owns the residential units above the event space and acts as landlord. The residential tenant reportedly has no issues with potential noise or disruptions, facilitated by a separate entrance and designated parking.
In closing remarks, the applicant’s lawyer summarized the application, expressing gratitude for the board’s consideration and reiterating the goal of providing a local event venue, reducing the need for residents to look outside Union. Board members voiced support, noting that the application met the necessary requirements and would positively impact the community. A motion to grant the variances was made, seconded, and approved through a roll call vote.
The meeting also included brief attention to another agenda item: the unanimous adoption of a resolution for New Singular Wireless PCS LLC, identified as AT&T, for a telecommunications facility on Mars Avenue. This resolution saw no objections and was swiftly passed.
