This application involved moving a shed from a neighboring property to 111 King Phillip Road, represented by Colleen Smith on behalf of the owner, Alexander Budinich. The board examined the proposed location, which was one foot from the right property line, and discussed potential obstructions such as trees and a tank requiring electrical access. Smith clarified that moving the shed closer to the road was not viable due to these obstructions, which the board recognized as a potential hardship.
Community feedback played a role in this decision. Jill Mor, a resident from a neighboring property, expressed no opposition to the variance, stating, “If they put their shed there, absolutely no problem.” This neighborly support was noted by the board as an important factor in their deliberations. After considering the minimal impact on surrounding properties and the expressed support from adjacent residents, the board voted unanimously to approve the application, allowing the shed to remain at least one foot from the southernmost property line.
Additionally, the meeting addressed the longstanding regulatory discussions concerning Island Brook. The board was informed that the town manager had communicated the board could proceed with signing the regulatory agreement related to Island Brook. This agreement had been under discussion for over a decade, and the board members reflected on their previous encounters with the matter. The town manager assured the board that their acknowledgment of the agreement would not implicate them as parties but would merely confirm their review.
The board considered the logistics of signing and notarizing the regulatory agreement, given that one member was participating remotely.
