The reduction from 160 to 138 parking spaces, while exceeding local zoning requirements, raised concerns about accommodating peak season demand, especially with the proposed restaurant’s seating capacity and potential events like weddings. The board questioned whether the proposed parking facilities could support the anticipated volume of visitors without causing logistical issues. The need for clarity on parking requirements, particularly in relation to the use of a three-story garage for events, became evident, with board members calling for an assessment of whether a formal plan amendment or additional parking provisions were necessary.
Residents and representatives from the Beach Haven Marlin Tuna Club expressed skepticism about the application’s alignment with the borough master plan, which prioritizes marine commercial uses and public access to the bayfront. Concerns about the potential loss of waterfront-dependent activities and the shift towards residential development were voiced, with calls for a reconsideration of the proposal to preserve the community’s marine heritage.
