Old Bridge Township Zoning Board Approves BJ’s Gas Station Amid Traffic Concerns

The applicant argued that this signage would align with the commercial corridor’s character, drawing comparisons to larger signs of neighboring businesses like Home Depot and Walmart.
Traffic was a concern, with a detailed study presented by a traffic engineer. The study, encompassing peak traffic hours and projected growth rates, assured the board that the gas station’s impact on traffic would be manageable. The design would accommodate over 40 vehicles at the pumps and maintain smooth traffic flows, even during peak demand scenarios. Despite some skepticism from board members regarding the study’s relevance due to other upcoming developments, the engineer reassured them that the analysis incorporated future growth projections.
Parking space reduction was another point of contention, with the current requirement of 670 spaces already reduced to 440, and the new proposal further decreasing it to 360. The applicants contended that the parking ordinance was overly strict for a discount retail setting, citing industry standards that suggest fewer spaces are necessary. The site’s existing parking lot was reported to be underutilized, supporting the argument for the variance.
The approval process also involved addressing safety concerns. The fire official’s approval was required, with assurances that emergency vehicles could navigate the site effectively.
In addition to the BJ’s application, the board considered other significant proposals, including Juan Figueroa’s application for a minor site plan with a devariance on Englishtown Road. Figueroa’s property, used for a flooring business, was scrutinized for zoning compliance, with concerns raised about operational noise, flammable material storage, and traffic flow. Despite these concerns, the board recognized the long-standing nature of the business and sought ways to mitigate potential community impacts.
Another noteworthy application involved the conversion of second-floor office space to residential use at a property on Route 9. The proposal aimed to address the growing demand for affordable housing in Old Bridge, especially given the decrease in demand for traditional office space. The applicant argued that the residential conversion would align with local land use goals and enhance community diversity. The board approved the variance, acknowledging changing market needs and supporting the applicant’s vision of a more residential-focused community.
