Piscataway Zoning Board Approves Shed Variance, Denies Fence Request Amid Concerns

The board engaged in a thorough discussion about whether the existing concrete slab constituted a hardship that justified granting the variance. Mr. Mirajkar argued that removing the base would be impractical and unsafe, especially after a recent windstorm. However, concerns about setting a precedent for future variances were raised. Despite these concerns, the board agreed to consider a smaller shed on the existing slab, leading to a motion for approval, which passed unanimously.
In contrast, the board denied Harold Israel’s request concerning the positioning of a fence installed in his yard. Mr. Israel had installed a six-foot fence citing safety reasons, particularly regarding his pool, but it did not comply with the township’s setback requirements. The board’s discussion highlighted an ordinance related to site triangles established in January 2026, which Mr. Israel claimed was not applicable when the fence was installed in 2020. A compromise was suggested involving a four-foot solid fence with an open lattice portion on top, but Mr. Israel expressed financial challenges and the need for security. The board attorney noted that financial hardship was not a valid reason for granting a variance, leading to a motion to deny the application, which was unanimously supported.
The meeting also addressed modifications to existing antennas by New Cingular Wireless (AT&T), represented by attorney Christopher Quinn. The proposal involved changes to antennas on a monopole on South Randolph Hill Road. The board found that the application met the criteria for an exemption from site planning application requirements and approved it unanimously after confirming that there would be no changes to the equipment cabinets’ size.
Another approved application involved Karen Johnson, who sought permission to convert an existing garage on Pleasant Avenue into living space. The board noted that the garage did not meet the specifications for an enclosed parking space, and Johnson agreed to secure additional off-street parking to comply with zoning requirements. The board expressed readiness to move forward with her proposal, pending the stipulation regarding parking provisions.
Additionally, the board approved a variance application from Dream House New Jersey LLC, represented by attorney Evan Pickus, to build a single-family home on a lot measuring 7499 square feet, just one square foot short of the required 7500 square feet. Engineer William Scott provided testimony supporting the application, which was considered a de minimis variance due to the minimal discrepancy in lot size.
