The applicant proposed a transitional buffer of 20.5 feet, less than the required 50 feet, prompting further discussion. Additionally, stormwater management plans included a bio-retention basin designed to improve water quality, tapping into the Route 202 system with provisions for overflow discharge into nearby wetlands.
The applicant’s team addressed concerns about site safety and circulation, presenting plans for fire truck access and parking space maneuverability. A proposed underground cistern tank for fire services, initially planned at 2,000 gallons, was revised to 15,000 gallons following discussions with the fire marshal. The board underscored the need for detailed construction plans and compliance with township standards.
Throughout the review, the board emphasized the importance of accurate calculations for impervious surface coverage, which is capped at 35%. After recalculating, the applicant confirmed compliance with a 34.4% coverage, factoring in steep slope areas. However, questions persisted regarding the adequacy of these calculations and the impact of steep slopes on the site’s overall design.
Public participation was invited, allowing community members to express concerns about the project’s impact on neighboring properties. A local church representative highlighted potential visibility issues, advocating for a “walkabout” to assess visual impacts from their property. The board acknowledged these concerns, committing to a collaborative review process to address visual and environmental impacts effectively.
In addition to the self-storage facility discussion, the board tackled a draft ordinance concerning data centers. Members highlighted the need for timely feedback to finalize the ordinance, with suggestions to form a subcommittee for gathering input. The environmental committee was also engaged in providing comments.
The meeting also saw the approval of two resolutions. Resolution 07-2026, related to Johanna Farms, Inc., authorized the construction of a wastewater treatment platform addition and tanks, receiving unanimous support. Resolution 08-2026, linked to FACK Incorporated, required a minor correction in the heading before its approval.
