During the meeting, the applicants’ representative, Trevor Enler, provided an overview of the changes made to the property’s plans since the last meeting on March 18th. The most prominent issue discussed was the impervious coverage, which will slightly increase to 73.1% due to modifications such as the removal of gravel areas, addition of new grass, and changes to the patio. However, board members seemed satisfied with the efforts to reduce and manage coverage as much as possible within the constraints of the lot.

A critical aspect of the revisions involved the basement, where the kitchenette was removed, plumbing capped, and window alterations made to comply with egress standards. These changes addressed board members’ previous concerns about the potential for the basement to be used as livable space.

Jennifer Barnett, the planner for the applicants, presented the justifications for the variances, highlighting that the two-family home’s continuation aligns with the township’s master plan goals, which encourage smart growth and a range of housing options. Barnett emphasized that the improvements would enhance the property’s overall appearance and functionality without increasing the building’s physical size or the number of bedrooms, thus maintaining the neighborhood’s character.

The board also discussed parking arrangements, ensuring that the property’s garage and driveway would be used effectively to minimize street parking, a common issue in the area. The applicants agreed to make reasonable efforts to ensure tenants use these spaces as intended.
